fast house sales
Many of immigrants to the USA from India have their own property in their home country of India. It becomes extremely difficult and troublesome at times to maintain this property in India as you will be stationed at the USA, far away from India. That is why many such USA residents have started selling such properties in India so as to save all such trouble and get some capital that can be invested profitably so as to earn good interest on the capital obtained by selling the property. I have recently sold my house in India and have been able to get rid of all the hassles of maintaining it in India during my long absence. I have covered some useful tips and hints that can be very useful in selling your property in a shortest possible time during your visit to India.

First of all, make sure that the property you want to sell is clearly in your name without any ambiguities. The next aspect is to ensure that all the mortgage payment on the house is paid fully and there is no outstanding amount left to be paid. As soon as you reach India, give the advertisement in leading local newspapers in local language indicating some pertinent details about your property and your contact phone number and the time during which you can be contacted. In this way, the responses will be very quick and multiple in numbers. It would be also a good idea to fix the broker for fast actions. However, such brokers will charge around 2 to 3 % of the sale price. Try to keep the property you want to sell in the best possible way by getting it cleaned, painted, and arranged nicely. This small investment would be able to help fetching you a good price for your property. Also, try to collect the data about the past deals made in your area for such property. This would help you to fix up the proper selling price of your property. When some prospective client likes the property and asks about the price, please tell the price clearly keeping around 25 % margin for the mutual negotiation at a later date. Try to be very open and honest about the facts related to your property and explain them to your clients.

Once the sale price is mutually fixed, clearly specify that you will be taking the full amount in white and shall give the due receipt for the full amount. Though, this may make you liable to pay some income tax on the capital gains of the deal, it would simplify your life and there would be no tensions later on. If you are selling the property that is more than 20 years old and the capital gain is less than Rs.5 lakhs, you are not liable to pay the income tax as per Indian Income tax laws. The next step is to obtain the no objection certificate from your housing society for selling the house. The society also may charge some amount from you for this.

The next step is to make a suitable deed on the prescribed value judicial stamp paper between you and the buyer. The value of the stamp paper will be depending upon the sale price and any property broker or lawyer will be able to make these papers ready for you. Normally, the expenses for making such deed are to be borne by the purchaser in India. Once the deed is ready, it is to be signed by both the parties in presence of a magistrate or Authorized Notary, appointed by the government. If the purchaser has to obtain loan from any bank, the original deed is to be presented to the bank giving the loan. The bank shall hand over the check of the sale price to you in your name. By this way, the timely full payment is ensured. As soon as you receive the full payment, you may hand over the keys etc of your property to the purchaser. You will also need to write one letter to the Municipal Corporation of your city indicating that you have sold your property to somebody from such and such date. And the possession of this property shall be with the purchaser from that date onwards. The copy of the deed executed may also be attached with the said letter. This action would free you of all your liabilities toward that particular property from the date of sale deed. And all the future bills for light, gas, house tax and other utilities would be sent to the purchaser after the deed is executed. You will have to show this deed in your annual income tax return, which is to be filled every year latest by 31st July. You also must show where you have invested this amount in your annual tax return. You must preserve the deed very carefully with you for the remaining life time.

The key factor in the whole exercise is to be very clear and precise in making the deed and ensuring the receipt of full amount at a time from the purchaser. I hope that the tips and the guidelines given in this article shall be of help to all my AC friends, interested in selling their property. However, if any further clarifications are needed in the matter, feel free to contact me.

can I sell home quick soon ?

If you are thinking of selling your house quicker, it’s only usual to have some uncertainties looking at the current climate of things. Regardless of this, there are ways and means of making it happen, and it will need you to put in some time and hard work if you want to short term flats.

As obvious as it does seem, correctly pricing your property is really important. So if your home is simply just sitting on the market unsold then the price is just not correct. It is frequently encouraged to appoint a Commercial Appraiser to estimate the price of your property.

Throw in certain incentives to make the buyer to take notice of the house and entice them to make an offer to pay for it, for example money back to the buyer, free furniture, etc.

Working with an professional Estate Agent will help you find a purchaser for the house in the very least amount of time and one that will give the most amount of money.Occasionally not using an agent to cut back on fees, or employing a cheaper agent, might be a bogus saving as the ınexpensive Agents may not have the opportunity to get you the better price and the quicker sales.

The external appearance of the house, is very essential not just when considering selling but also, to realize a sale at the best achievable price.Front door is the very first thing anyone entering your house may look, so it must look best. Almost all buyers of house give special attention to the bathroom and kitchen, so make it a point of keep them clean and consider any repairs on the priority basis.

The internal parts can be just as important as the external appearance of a home. If your property seems to be presentable internally, i.E. Clean and neat with a fairly neutral colour pallette, then it really is more likely to sell quickly.

Not necessarily every person will like a blank natural just renovated look, but the probabilities are that more people will like it than a custom colour job.

A neutral canvas is a lot more interesting especially when buyers can imagine a home as their own home.

An additional solution you can opt for a property purchasing company if you might need to sell your home quickly, and cannot manage to renovate it to make it more desirable to potential buyers. A agency that will help short term flats, by acquiring it from you. They will generally make you a reduced market offer .

Many people include their marketing plan as a section in their business plan. Really, though, marketing is important enough that it deserves a plan of its own, separate from the technical details of the business. Heres what your marketing plan should include.

Your Marketing Strategy.

It might sound silly, but its good to get the core of your marketing plan written down, just so people can see what the rest of your plan is aiming at. Keeping your strategy in mind can also be good when you receive offers to place ads here, there and everywhere you can ask yourself whether it really fits in with your overall strategy.

Your Competitors.

You should have a list of everyone in your area who could be considered to be a competitor, followed by how you plan to differentiate yourself from them.

Advertising.

Your marketing plan should contain a comprehensive list of all the advertising you plan to undertake. This includes a website, advertising in newspapers, leaflets, and so on. For each method of advertising you should list an estimated cost, and the number of customers you expect the advertising to bring in. This allows you to work out your cost of acquisition, which is how much you need to spend on advertising to bring in a customer. The market works out so that this will be more for higher-end customers, and less for lower-end ones.

Pricing.

Your marketing plan should also list all of the pricing policies you plan to have, as well as any special offers that you think will be good. That doesnt mean that you cant make up new offers later, but its still good to have some on the plan for the long-term.

An Example.

The Catering & Cake Co.: Marketing Plan.

Strategy: Our marketing strategy will be to advertise sufficiently that we will be the first company coming to mind when catering is needed in the Anytown/Othertown area. Marketing will be especially targeted towards people arranging weddings and people planning corporate events, so we will always be looking out for new ways to reach these customers. We will not repeat any marketing effort where the COA proves to be more than 20% of the profit those customers provide.

Competitors: In the Anytown area, the established catering companies are Cathys Catering and Funfoods. Cathys Catering mainly cater for low-end corporate events, while Funfoods specialise in food for childrens parties. Our position in the middle-market means that we would be unlikely to provide childrens birthday cakes, and could provide a higher-quality alternative to Cathys Catering for corporate customers.

The company that we believe would be our main competitor is Luxury Food and Cakes, based in the Othertown area. They serve the same kinds of food we plan to, and to similar events. However, we differentiate ourselves from them by offering our food at far lower prices. While they use more expensive ingredients, our taste tests have shown that most consumers are unable to tell in blind taste tests which food cost more. Offering mostly indistinguishable quality at a lower price gives us a powerful way to move in on Luxurys customers.

Advertising (in order of decreasing cost-effectiveness):
Leafleting. $0.01 printing per leaflet, 10,000 leaflets, plus delivery at $100 = $200. Projected 50 customers. COA $4.
Local newspaper. $500 per half page, run once monthly. Projected 100 customers, COA $5.
Corporate mailshots. $0.10 printing per mail, 100 mails, plus delivery at $20 = $30. Projected 3 customers, COA $10 (however, customers are high-value).
Weddings magazine. $200 quarter page, quarterly. Projected 20 customers, COA $10.

Pricing:
Basic catering: cost + 50%.
Deluxe catering: cost + 70%.
Cake: cost + 100%.
Large cake: cost + 80%.
Personalised cake (large only): cost + 120%.

Special Offers: Business is slower in winter than in summer, so there are special winter deals. For example, we plan to offer every third person free on basic catering to give extra value for corporate functions in the winter months (November, December, January, February). There will also be a free champagne offer with the deluxe catering in these months.
The Next Vital Step: You Need A Marketing Plan

This item was originally published on April 1, 2010 at Fast Company.

I was in a meeting with Vinod Khosla once, about a thousand years ago in Internet time (which would make it roughly 2001). We were discussing how, even then, it was tough to find names for Silicon Valley companies that were interesting and available. I was giving the Catchword speech on trademark availability, and how important it was to avoid choosing a name that was already in use, when Vinod jumped in with “Do you think that when we founded Sun we worried about how many other companies were using that name? We just shouted louder and longer than any of them, and we made Sun our name!”

He had a point. Certain companies have never let trademark law stand in the way of a good name. (Of course, sometimes those companies turn right around and use their legal department like a blunt instrument against other people who have the same idea, but that’s not personal, it’s just business.) In 2007, it seemed inevitable that Apple would call their new device the iPhone, despite the fact that Cisco (via Linksys, and earlier, Infogear) owned a trademark for “IPhone”. That mark had been registered in 1999, giving Cisco a clear right to the name.

Most recently, though, we’ve seen behemoths either shy away from potential trademark conflicts, or get beaten by the little guy. Case in point: Sony’s new PlayStation Move motion controller. Rumors and leaks in early 2010 (most notably by THQ’s CEO Brian Farrell) all but confirmed that the new name would be Arc; Sony even registered “playstationarc.com” and filed for a trademark for “PlayStation Arc” in Japan. But just days before the big reveal at Game Developer’s Conference 2010, new rumors flew fast that Sony was backing away from the Arc name because of Microsoft’s Arc trademark for accessories, including computer mice. On March 9 Sony filed for a European trademark  for “PlayStation Move” in Europe and announced the name the next day.

Why did Sony give up on Arc? It’s unlikely that they thought consumers would be confused; the MS Arc products aren’t hugely popular and don’t have a lot of brand recognition. (In fact, before the PlayStation Arc name was floated, I would have challenged you to find three ordinary people who knew about MS Arc.)  The MS Arc trademark is specifically for “computer mice and computer keyboards”, and the PS Move mark is for “game controllers” and accessories – which from a trademark point of view, are pretty damn different. But trademark examiners are just humans, and the power of the Microsoft brand (and its 5 story building full of lawyers) is not to be trifled with. Sony probably felt that any risk involving MS was just too big to take. One wonders why this wasn’t all settled behind closed doors months ago. Perhaps it was just the case of an irresistible force meeting an immovable object.

Google, meanwhile, has had its own issues with its Android operating system. They tried to trademark the word “android” in October 2007, but it was rejected for being too similar to an existing mark held by the company Android Data, which was registered in 2002. They went ahead with the name anyway, figuring…what? That Erich Specht, who owns Android Data, would be honored that Google stole his name?

So Specht sued them, to the tune of $94 million in damages. The case is still in motion, and it’s not clear how things will shake out. Google appealed to the USPTO, claiming that Android Data was dissolved in 2004, but they were denied. Another appeal, another denial. Once again, one wonders why this wasn’t all settled months ago…

To add insult to injury, just this month (March 2010) Google was denied the trademark for Nexus One, its Android phone. As with Android, their mark was deemed too close to an existing mark for Nexus, held by Integra Telecom. At the risk of repeating myself, one wonders why….

But it looks like Apple learned their lesson. Fujitsu has been selling a device called the iPAD since 2002, which shared many features with Apple’s iPad product (touch screens, wi-fi, etc.). This time there was no lawsuit: Apple bought the trademark from Fujitsu, just in time for the launch on April 3. Phew! Good move, Steve Jobs! You had me worried for a moment there.

Of course, there are other iPads out there. Will Apple buy the rights to “iPad” from Coconut Grove, a Canadian company that makes bra inserts designed to enhance cleavage? They just might. And then there’ll be an app for that.

Considered by many the gem of the Pacific Northwest, Portland, Oregon is home to some 500,000 residents who often live, work and play in a sophisticated lifestyle and at a harmonious, laid-back pace. It is a pace far removed from the stressful, hurly-burly machinations of its large urban neighbors to the south: San Francisco and Los Angeles. Perhaps the only things both California communities have over the City of Roses is gridlock, earthquakes, job quantity, movie-star glamour and a milder year-round climate. But for quality living, employment opportunities, outdoorsy charm and a clean, environmental existence - Portland holds its own with the best of them. And living healthy and stress-free is only one of the many by-products of this bustling metropolis.

Few cities have a setting as beautifully scenic as Portland. Located in the northwestern region of the state, just south of Vancouver, Washington, Portland borders the banks of the Willamette River, about 10 miles from its confluence with the Columbia River. The city is a mere two-hour drive (about 65 miles inland) from the Pacific Ocean and its large deepwater port receives oceangoing vessels from all over the world.

A little history

Thirty years after the Lewis and Clark Expedition reached the Columbia River in 1805, settlers, missionaries and traders began immigrating from the 24 United States to where today sits Portland International Airport. By covered wagon thousands of immigrants traveled 2,200 miles from Missouri to Oregon City (just south of present-day Portland) in the 1840s, most of them to settle in the lower Willamette Valley. By 1870, over a quarter million people had transversed the Oregon Trail and became residents of Oregon’s northwest region.

Settlers Francis Pettigrove from Portland, Maine and Amos Lovejoy of Boston in 1845 acquired considerable acreage along the west bank of the Willamette river. After flipping a coin to name their new town, Pettigrove won the toss and named their new community Portland.

With the Willamette joining the Columbia River in north Portland and emptying into the Pacific Ocean only a hundred miles away, Portland quickly became a busy seaport and trading center. And within a few years the city hosted a thriving harbor, almost a thousand residents, a prosperous sawmill, The Weekly Oregonian newspaper and numerous shops and businesses.

When the California gold rush hit full stride in the 1850s, Portland agriculture and timber industries experienced a major boom in growth and profit. Dozens of new businesses sprung into existence almost overnight and were instrumental in providing food and lumber to mining interests and swelling communities panning gold and opportunity in central California.

After this prosperous period of rapid growth in trade and population, Oregon became the country’s 33rd state in 1859. When the transcontinental railroad arrived in 1883, Portland had already become one of the most wealthy cities in the nation, producing a new era of prosperity and growth in the region.

After 1900, Oregon became the third-largest timber producer in the United States, and Portland’s population exceeded 95,000. In 1905, the Lewis and Clark Centennial Exposition came to town and more than a million tourists were on hand to experience the awe-inspiring event. Over the next decade the population more than doubled and tourism and trade continued to grow and flourish.

During the Second World War a new boom in population and business occurred and some 160,000 residents - contributing to the war effort - were employed in the shipping industry. The timber industry again skyrocketed after the war, and the real estate market became a prominent source of income and opportunity during the post-war baby boom.

The City of Portland was chartered in 1851 and became part of Multnomah County which was created in 1854 when Portland residents found it troublesome to commute to Hillsboro to conduct business at the county seat in Washington County. They also thought they were paying way too much in taxes, so businessmen petitioned the Territorial Legislature for a new county, and soon thereafter Multnomah became the Territory’s thirteenth county.

Named after the Multnomah Indians who were part of the Chinookan tribe living on Sauvie Island in the Columbia River, Multnomah County is the smallest county in Oregon - only 465 square miles in size - but with a population of 646,850 people.

With the Columbia Gorge and Mt. Hood in the east, Portland in the west, and the Columbia River and Columbia County in the north, Multnomah County is home to a number of modern urban and rural communities besides Portland, including Lake Oswego, Gresham, Troutdale, Fairview and Maywood Park.

Today Portland, Oregon enjoys a broad spectrum of economic and social growth that includes diverse interests and opportunities in international trade and commerce, distribution, manufacturing, agriculture, entertainment and the tourism industry. This wide diversity continues to provide Portland with a stable economy, a prosperous business environment, and a healthy lifestyle second to none in Oregon.

Climate

Spring and summer are the best times to visit, and occasionally are comparable to sunny Southern California.

With an elevation of only 77’, Portland enjoys an average temperature in January of 38.9° and 67.7° during July. Usually daytime temperatures are 70-90 degrees in the summer and 35-45 degrees in the winter. The annual precipitation is 37.39”. Portland is a woodsy region, so many outdoor summer-like activities can be experienced year-round except of course during winter months when sporadic snowfall is present and temperatures sometimes fall below freezing.

Nearby Mt. Hood and the Columbia Gorge offer a number of recreational activities during colder months including skating, hiking, camping, snowboarding and skiing. So a change of clothing and a change of interest can provide outdoor fun year-long for those visiting and living in Portland.

With El Nino frequently on the warpath, drastic changes in weather in the City of Roses is infrequent, but over recent years record snowfalls in winter and record heat waves in summer have visited Portland and Multnomah County. But neither event has discouraged people growth or tourism in the region.

Opportunities

Oregon’s most populated city is also a fantastic place to work. Literally thousands of major companies and small businesses offer a wide diversity of job positions, competitive salaries and outstanding benefits to newcomers and long-term residents alike. In addition, many local, state and federal government jobs are available year-round and are easy to locate and apply for online, and from newspaper want-ads and television.

According to the Oregon Census Bureau, in 2001 Multnomah County employed 399,456 people. Some 23,396 establishments employed workers in fields ranging from forestry, agriculture, mining, utilities and construction to retail trade, manufacturing, transportation, finance & insurance, real estate, entertainment and the legal and medical industries.

With unemployment slightly above the national rate (4.3%) and a cost of living index of 112.4, Portland was ranked 10th by Employment Review in its America’s Best Places to Live and Work annual guide. The city’s projected job growth to year 2010 is 26.6 percent. And though the State Income tax is progressive up to 9 percent, there is no sales tax in Portland or the rest of Oregon.

Chemicals, metallurgy and shipbuilding were the first dominate industries in the city and, along with white-collar business, remain so today. Other industries include meat packing, food processing, textile manufacturing and construction. The city is a canning center and processes fruits and vegetables from the Willamette Valley and fish reserves from nearby rivers and streams.

According to Wetfeet.com, manufacturing accounts for nearly 16 percent of employment in the greater Portland area. And though high-technology accounts for most manufacturing jobs, other products are also manufactured. Because industrial land is growing scarce in the area, the industry could begin to slow, although growth has been impressive in recent decades.

As of 2003, among the Top 25 private-sector employers in Oregon, are Fred Meyer Inc. (department store) with almost 13,000 jobs, Intel Corporation (computers, semiconductors and related devices) with 11,000, Providence Health System (integrated health business) with 10,889, and Safeway Stores, Inc. (grocery outlet) with 9,568 employees.

Barrett Business Services, Inc., US Bank, Kaiser Permanente, Hewlett-Packard Co., Wal Mart Stores, Inc., Nike, Inc. and Tektronix, Inc. account for another 40,000 plus private-sector jobs in Portland and Multnomah County.

These and other prominent businesses are constantly expanding and, with a continuing growth in the region, new and well-paying positions are becoming available on a regular basis to newcomers and to residents wishing to change careers and move up the economic ladder.

Portland is also host to over 20 major law firms, dozens of banks, numerous real estate and title companies, and many other administrative and white-collar businesses which provide thousands of current and new jobs to the regional marketplace.

Because of its central location, close proximity to the ocean and to rivers, lakes and recreational sites, Portland is home to a thriving tourist trade, and employment opportunities abound in the restaurant, entertainment, transportation and food service and hospitality industries.

With Portland International Airport; an assortment of modern medical facilities, clinics and private practitioners; millwork and forestry companies; variety shops and grocery stores; education facilities (including two major colleges), research centers and government-sponsored corporations; and wholesale, retail and blue-collar businesses - hundreds of other jobs are available year-round in entry-level and executive positions.

A plethora of job listings can be found online, and hundreds are advertised daily in The Oregonian newspaper - Portland’s major source for news and information - and in a dozen other regional publications and up-to-date job guides.

Temporary and part-time jobs are also plentiful throughout Portland and in neighboring cities. And a good number of temporary employment and placement agencies accept resumes and applications online as well as in person and via snail mail. Those interested in finding work can apply well in advance of their move to the sector and can subscribe to receive free up-to-date listings until relocating to the city and finding work.

With such diverse industries, a burgeoning economy and workforce, continued growth in major areas of commerce and trade, and rapid expansion of private-sector business - Portland is ideal for those wishing to live and work in a rural, opportunity-filled environment. It has become perhaps the most sought-after community to live and work throughout the sprawling Pacific Northwest.

Setting down roots

With over 200,000 housing units, a vacancy rate of 5.60% and a median mortgage cost of $632.00 and median rental of $397.00 (2001 census), Multnomah County for the last ten years remains the largest real estate market in Oregon.

With its tremendous population growth over the last decade, Portland - and more significantly - Multnomah County, continue to expand its low-to-median single dwelling and family dwelling real estate market. Construction of new homes are in the thousands and opportunities for both renters and buyers are equally bountiful. Central Portland and the metro area remain dense with commercial real estate, office buildings, apartment rentals, and condominium housing. But nearby communities in Washington and Columbia Counties, and Clackamas County east of the Willamette River, are expanding their markets with new home parks, suburban shopping centers, apartment complexes and housing projects.

Beaverton, Tigard, Hillsboro, Forest Grove, Cedar Hills, Rockcreek, Oregon City, Clackamas and Lake Oswego are only some of the nearby communities within a short commute to Portland where new housing and available real estate can be found at rental and purchasing prices below the national average.

The Beverly Hills of Oregon, Lake Oswego is home to some of the most prime real estate in the country - much of which is shorefront property to the lake which provides swimming, boating, fishing and other activities. Some homes have boating docks and observation platforms, which can be quite spendy with a purchasing price in excess of five million dollars.

In June, 2002 the median home price throughout Portland was $169,000, with an average sales price of $206,500. The market time stood at 70 days, with an average sales price of 5.0% and median sales price of 2.8%.

In north Portland for example, the average home price was $122,500, with an average market time of 63 days. In southeast Portland the average price sold at $152,300, with an average market time of 55 days. Rental for similarly-sized homes can range from $350.00 to $700.00 a month.

In downtown Portland and east of the Willamette, single apartments and one-room flats can be had for as low as $200.00 per month. This might be significant to single people or young married couples who are just moving to the city and needing to find work before they can afford better housing.

In 2001 there were over 48,000 real estate listings for the area, and this availability of housing continues to increase proportionately each year.

Divided by the Willamette River, east and west Portland are accessible by a number of modern bridges; and Interstate Highway 5 - stretching from California to the Canadian border - connect the northern and southern sectors of Multnomah County and downtown Portland to communities straddling the Willamette and Columbia Rivers.

Local bus lines, taxi companies and the Tri-Met rail provide an excellent system of transportation for the entire region. Daily fares are low, service is pretty timely and quantitatively available, and travel between cities and counties is uncomplicated and free of gridlock and highway obstruction.

Portland has a number of Internet Service Providers and computer user groups, and a wealth of stores and consultants servicing the computer industry and other technical fields. There are also numerous athletic and social clubs, and private organizations serving residents and the professional community.

Multnomah County is home to over 160 elementary schools, high schools and education centers and enjoys the presence of Portland State Oregon and the Oregon Health Sciences University & Hospital. Over a hundred thousand students attend these schools year-round, and many thousands more are enrolled in night classes and adult and vocational-related schools throughout the County.

The Portland area has 9,400 acres of parks, including the smallest park in the world (Mill Ends Park) and the largest urban wilderness (Forest Park, over 5000 acres). With some 200 parks, Portland’s varied park system offers leisure and recreation opportunities for everyone including families, senior citizens and the disabled.

The lowest-in-crime and nicest places to live are in the nearby communities of Beaverton, Tigard, Tualatin, Aloha, Clackamas and Rockcreek. Businesses are plentiful, highways and other facilities are well-kept and up to date, shopping centers and recreational parks are clean and in great condition - and suburbia in these communities has a 21st century look to it.

Body…

Over fifty major hotels operate in Portland, offering rates as low as $45 per night to $160.00 for a single day’s stay. These lodging facilities offer their own fine dining and in-room service, with meals that are moderately priced; but fine dining restaurants and fast services outlets are usually located within walking distance.

A simple dinner for two can be had at a local Italian bistro or Mexican restaurant for as low as $30.00. For more elaborate cuisine, numerous regional and international restaurants of varying quality can be found throughout Multnomah County. These range in price from $40.00 to $300.00, and can be from a large salad-bar dinner or vegetarian buffet to a fancy five-course meal.

Romantic dining or dinner for the entire family can be experienced at a number of delightful restaurants located atop downtown skyscrapers or quaintly situated along the banks of the Willamette River. Reservations and formal attire are usually in order, but many delectable eateries welcome walk-ins and casual dress.

Open for breakfast, lunch and dinner, The Riverside Restaurant offers a full, hot breakfast buffet and one of the best views of downtown Portland and Willamette River. Simple, tasty dinners are priced from $6.50 to $9.25, and the restaurant also features a full wine bar, local micro-brews on tap and live Friday night jazz.

Assaggio in downtown Portland is the place for pasta, interesting wines and a friendly atmosphere. Pastas are the main celebrities here but a search through the salad list is worth the effort. At La Provence Bakery and Bistro in nearby Lake Oswego, many mouth-watering dishes are offered, including seafood pasta, boeuf bourguignonne, Provence pizza, and sandwiches with soup-which are all moderately priced from $5.25 to $14.95.

While Portland’s many short blocks and winding streets are easy on the heart and feet and accessible to all, miles of biking and inline skating lanes wind and stretch throughout the city and connect via bridges and most major thoroughfares to outlying communities.

…and soul

Worship in Portland is wide and varied and churches of almost every faith and denomination can be found throughout the city and greater Multnomah County. The largest percentage of residents are Catholic and have 28 churches in Portland. Baptist churches number 24, and the Lutheran and Methodist faiths have 42 places to worship and attend religious services.

There are 20 non-denominational churches in the city, and 18 Jewish temples and synagogues.

Entertainment

Portland nightlife is quite excellent and diverse. Number one on the list is the internationally-famous Oregon Symphony. Portland has a convention center and a number of fine theaters and concert halls. Neil Diamond recently performed to sold-out audiences, and other popular entertainers can be enjoyed at a number of first-rate concert halls.

Portland also has many local pubs and brewhouses that feature live bands performing rock, pop, jazz and blues music. Country music and line-dancing are favorite pastimes for Portland residents, and nightclubs offering these pleasures and inexpensive food and drink are in large supply throughout the County.

With hundreds of bars, pubs and drinking holes - good drink, live music or a friendly jukebox, as well as dancing and Karaoke singing can be found within a stone’s throw of where tourists and residents reside.

The Pearl District is home to many art gallery walks and cultural shops, and a number of prominent acts can be caught at some of the many comedy clubs that offer evening entertainment.

Sometimes seen in Portland is controversial, former professional figure skater Tonya Harding. When she is not saving heart attack victims or arguing with local constabulary, she can be found on the Internet and sometimes working out at the local ice arena or stopping to visit the Lost and Found Saloon bar on her way home to Vancouver, Washington, a few miles from Portland.

During basketball season, fans and visitors alike can attend a Portland Trailblazers game. Owned and operated by Microsoft co-found Paul Allen, the star NBA team is looking to have a championship season in 2005, and single-game and season tickets are no sale now.

Portland also has hockey and baseball for local fans as well as a professional soccer team. These and other sporting events - including a yearly marathon and high school and collegiate sports - can be experienced inexpensively and often for free, with little effort or driving distance.

With more than 20 major events, the Rose Festival offers something for everyone, including one of the top parades in the United States, a juried art festival, a world class air show, a CART championship series race and a waterfront festival. Two million people attended the festival last year.

One can stroll along the Tom McCall Waterfront Park and enjoy its many lawns, outdoor cafes, river walks and marinas; or experience the dancing waters of the Salmon Street Springs fountain, and then walk a little farther to gaze at beautifully snowcapped Mt. Hood.

Portland is home to a host of modern and antique book stores. The world’s largest bookstore is Powell’s City of Books which one can browse for hours on end and then retire to its friendly coffee shop to read or become a people-watcher.

Parents and kids alike can visit OMSI, the Oregon Museum of Science and Industry, where there is an exciting state-of-the-art science center, a giant screen Omnimax theater, the laser art planetarium and many interactive exhibits for both children and adults.

Oregon’s largest zoo can be accessed off of Interstate 5 before arriving in metro Portland. And the nearby Portland College campus with its many libraries and education facilities is also a neat place to visit.

A mile or so from the Interstate and before entering downtown Portland is the Vietnam Veterans Memorial. With its sprawling lawns and reverent edifices, the Memorial is open to visitors most days of the year and without an admission fee.

Portland’s historic old town - besides it many galleries and museums - has a Saturday Market and Waterfront Park, and is within walking distance of many department stores, a fresh fish and food market and Portland’s downtown district.

Portland is also just a short drive from the spectacular Columbia Gorge and Multnomah Falls, windsurfing and sailing at Hood River, visiting valley wineries, snow skiing at Mt. Hood, fish watching and tours at Bonneville Dam, and all of the fun outdoor activities of the Oregon coast.

No credit no problem

Many of us have had a bad credit, either one time or another. It might have happened because some unexpected expenses showed up, or you had a friend who was in need of some money, or you had a house rent to pay. It just happens sometimes, and it could happen to anyone of us. This doesn’t mean we should be denied of credit. So here are some things that can be done in this situation. However, this might not be a totally free option, so be prepared.

Some dealers out there are willing to carry your credit all by themselves, which means that they will finance you themselves. If you are amongst the one’s with bad credit just like most of the people in America, this might be a great option for you since you not only get help, but also build your credit ratings, both at the same time. It’s a lot like purchasing a good credit rating.

Since there are so many Americans that are suffering from a credit problem, its assured that a good number of them are in the need of a car. Well, at least they are wanting a car, if not needing. That’s the reason a lot of “Buy Here - Pay Here” dealerships are coming up around the countryside.

These dealerships are involved in money businesses. They aren’t involved into any other business besides the money business. Firstly, in house financing paves the path for a sale that would never have been made anyway. Secondly, these people will charge you a higher rate of interest that they pay the banks for the same car. Its a great situation for the the car dealer !

With the in-house financing you might be able to get your new car and vanish with it, that very moment. They seldom have some long drawn out process like outside financiers that like to put a damper on things.

So in other words, you probably can buy the new car you have been dreaming of, but you’ll have to pay for it because either you were unlucky, or just absolutely careless. But doing this will make one thing sure that you will be able to get your credit back on track and purchase the four wheeler you are crazy about, that’s if you don not mess things up. Or else the repo-man will be checking out your address and driving away with your car. I hope everything goes well. Best of luck on purchasing your new car.

rent back my property

When more than one home is owned, renting to paying tenants becomes a real possibility. It’s not an especially difficult task to manage rental real estate unless it’s more than a comfortable drive away. Then it becomes prudent to hire a professional property manager.

Before deciding on which property manager to engage, it’s important to understand what services are required since not all property managers provide the same level of support.

Many owners use their rental property as a source of investment income and they’re mostly concerned about the bottom line. These owners are real estate investors whose primary motive is profit.

Then there are those owners, for example, who’ve been transferred by their jobs to a distant location. They don’t want to sell their home. They expect to return to it in the future. These owners are more interested in keeping their home in a good condition, and they want to rent it to tenants who’ll cover as much of their monthly mortgage payments as possible. These owners aren’t as profit-motivated as their real estate investor counterparts; these owners look forward to the day that they‘ll move back into their homes.

Property managers must be able to provide specific services to both investor and non-investor owners alike.

The investor-owner who is motivated by profit will accept almost any tenant who can pay the desired rent and who will not make costly demands on the owner. When repairs are needed or carpeting or appliances need to be replaced, this owner will expect the property manager to find the most cost-effective solutions in order to minimize expenses.

The non-investor homeowner, on the other hand, wants tenants who’ll take care of the home and who’ll pay the rent on time. For this owner, the property manager must exercise particular care in selecting the tenant. Although the rent will remain important, especially if it’s to pay some or all of the mortgage, this owner is more interested in a tenant who’ll take special care of the property. This owner may also spend more money for repairs and carpet and appliance replacements because this owner will eventually want to move back into the house.

Regardless of which type the owner is, the property manager must provide the following services:

· Awareness of the rental market - The same property will rent for different amounts of money depending on whether the rental market is brisk or whether it’s stagnant. A brisk market is one where the number of renters is greater then the number of rental units available. Competition for housing will consequently push the rent prices up. A stagnant market, on the other hand, is one where the number of rental units is greater then the number of renters available. Owners will then be forced to drop their rents in order to attract renters. Experienced property managers also keep an eye on home loan interest rates as well as on the home sales market. There is an inverse relationship between the real estate sales market and the rental market. When interest rates are low more buyers will qualify for a home loan. They will then not rent. In contrast, when interest rates rise, the purchasing power of buyers dwindle and the competition for rental units increases.· Screening rental applicants - Owners and property managers alike know that an empty house, at times, may be better than one filled with a bad tenant. When the property manager receives rental applications a series of investigations begin in order to prevent a bad tenant from moving into a rental. Foremost, a credit check is performed to determine how the applicant has managed previous bills, especially housing expenses. This is somewhat of an art in that not all less-than-perfect credits represent risks to an owner. An applicant may have a spotted credit history due to huge, unpaid medical bills stemming from severe illnesses. This applicant may still be a better candidate than someone who has consistently failed to pay their rent on time. Applications that are not perfect may be acceptable with the submission of double the amount of the security deposit, or the first and last month’s rent up front, or a combination of all of these.Next, the property manager should verify the applicant’s income, either with a confirmation letter from the employer or with copies of two years of income tax returns.. If there isn’t enough money at the end of the month to pay for next month’s rent then the landlord will soon be engaged in expensive collection activities. Finally, at least a two year review of the applicant’s previous tenancy should be investigated. A quick telephone call to the applicant’s previous landlords will indicate whether the rent was paid on time, whether the home was vacated in an acceptable manner and whether the applicant had honored all of the terms and conditions of the Lease. This up-front homework by the property manager, although tedious and often time consuming, may minimize the owner’s woes in the future.· Access to reliable, licensed, bonded and competitively-priced vendors - Things invariably go wrong with the home and it’s the property manager’s job to have these problems addressed in a timely and efficient manner. A good property manager will have a source of vendors such as plumbers, heating and air conditioning technicians, drywallers, yard maintainers, roofers, appliance repair services, general contractors and handymen who are qualified to repair or replace the many items that can and do go wrong with real estate.· After hours emergency contact ability by tenants - Although most property management offices are open, Monday through Friday from 9:00 am to 5:00 pm, it seems that most problems in a home occur at all other times, usually at night or during the early morning hours. An owner cannot afford to have a property manager who cannot or who will not address genuine emergencies at a moment’s notice. Delays in addressing flood problems, for instance, will mean higher expenses at a later time. The property manager must have a system that allows a tenant in distress to contact the appropriate person in the property management department at any time during the day or night and on holidays.· Home Inspections - A property manager cannot know what the state of a home is in unless there is a policy of regularly scheduled physical home inspections. At the very least, an initial inspection, prior to the tenant’s move in, should be conducted, and then an exit inspection should follow shortly after the tenant has vacated the premises. Conscientious property managers also schedule interim inspections at various times during the term of a lease. These inspections give the property manager, and thus the owner, an idea of how the tenant is maintaining the home. They also give the property manager an opportunity to discuss obvious problems with the tenant before they become unmanageable. Since initial and final inspections of a property determine whether the tenant will have the entire security deposit returned, or whether the property manager will withhold a certain amount for damages that were caused by the tenant, all inspections should be recorded in writing. They should also be augmented by photographs that clearly show the condition of the entire property. In our litigious society where proof wins over rhetoric, this type of recordation is mandatory.· Accounting - A good property manager should send the owner a monthly year-to-date accounting of all of the money that was paid by the tenant as rent and all of the money that was spent on behalf of the owner for maintenance and all other costs. · Communication - There isn’t a need to communicate with the owner every day or even every week, but it’s important that the property manager be diligent in communicating important information to the owner when the need arises. An especially convenient communication’s medium is email.· Maintain a good working relationship with the tenants - Although the property manager always represents the rental real estate interests of the owner it is important to maintain a good working relationship with the tenant. Angry or dissatisfied tenants will not renew their leases and will thus limit the income potential for the owner.

· Being aware of all federal, state and local laws affecting rental real estate - The owner of real estate does not enjoy exclusive rights over a renter anymore. Tenant complaints and civil court cases have fostered a more consumer-oriented rental environment than ever before. There are more lawsuits every year between owners and tenants than between buyers and sellers of real estate, and the laws in all the States of the US and all of the provinces of Canada reflect that. A professional property manager must stay informed of the laws and regulations that affect the rental real estate business. Failure to do so may ultimately cost the owner many thousands of dollars in fines that could have been prevented.

A property manager is a service provider who is charged with keeping an owner’s rental real estate interests always in perspective. Selecting an ineffectual one can make the rental experience for the owner a nightmare. Selecting a good one will earn an owner the highest possible rental income possible in any particular rental market while keeping the property in good condition.

No noodles is not Good news

Okinawa styled cup noodles by kenleewrites

I like trying quick hot lunch products especially when they are very affordable in price. Maruchan Beef Flavor Instant Lunch caught my attention with it’s low price and the promise of tender beef flavored ramen noodles with veggies! Since this product can prepared in under four minutes, I decided to try this quick hot lunch item out. Here is what I discovered!

I purchased three Maruchan Beef Flavor Instant Lunch cups for a little over one dollar at my local grocery store. That low price is more than a bargain. This product is very budget friendly. This product comes in a styrofoam cup encased in well sealed plastic. It also has a cardboard covering over it. This cover shows the product and I must admit, it did look appealing. Lots of beef broth, ramen noodles, corn, carrots, chives and spices can be seen. The cup is a little over two ounces but, this is when it is dry. When you add a cup or so of water, this meal becomes a very large serving for one person. I can actually make two meals or quick lunches out of just one cup of this item.

The preparation of this instant lunch product is wonderfully easy and quick. I only had to peel the paper top covering off of the cup, pour a cup of boiling water in it, reseal for around three to four minutes and this meal was ready to eat. The longer you let the boiling water sit, the tenderer the noodles and vegetables are. When you get ready to eat this meal, you can eat it straight from the cup but, I like to pour about half of this product into a large bowl, add more water, crackers and stir well. Then I add a dash of sea salt, some black pepper and sometimes, a slice of Swiss or cheddar cheese to it. It will dissolve cheese in a flash. I stir well, let cool and then eat. I refrigerated the remainder of the product for later.

Now, if I am really hungry, I will empty all of the contents into a very large bowl, add crackers, water, sea salt and black pepper. Adding cheese to this instant lunch really tops it off and gives the broth a creamy texture that is delicious. Since the ramen noodles are very long, I always use my spoon and chop them up a bit before eating. The noodles are very tender and it is easier for me to eat this product that way. This instant lunch is tasty and it has lots of corn, carrots and seasoning. There are more than enough ramen noodles to fill me up. You can be really creative with this product and add many additional ingredients to make even tastier. For a quick and affordable lunch, you can’t beat this product. It does have some beef pieces in it and they taste good and not fatty at all. This soup is truly worth trying out!

Maruchan Beef Flavor Instant Lunch has only two hundred and ninety calories per serving. Only one hundred and ten of these calories come from fat. This product has twelve grams of total fat, six grams of saturated fat, zero grams of trans fat, zero mgs of cholesterol, eleven hundred and fifty mgs of sodium, thirty-eight grams of total carbs, two grams of dietary fiber, one gram of sugars and seven grams of protein. This product also has some vitamin A and iron in it. I dilute this product well so, the sodium content is lower when I eat it. The neat thing about this product is that you can add cheese, cooked broccoli and many other ingredients to create a larger meal with it. Since this product is cholesterol free, I liked that fact! This product does contain an allergy alert for wheat, milk and soy ingredients. It is manufactured in a facility that also processes shellfish and fish products.

I enjoyed trying and reviewing Maruchan Beef Flavor Instant Lunch. I rate it three and one half stars out of five stars. It rates four stars with added ingredients. This quick instant lunch item provides an easy way to make a fast and filling meal. It is also very portable and travels well since it needs no refrigeration and only requires hot water to prepare. You can find this product in most grocery stores that you shop in. This product is also available in shrimp flavor, cheese flavor, roasted chicken flavor and many other varieties. For a low calorie soup, it is good! This product is considered one of America’s finest ramen noodle soups. This product is made in the USA.

Different ways to sell your home in this climate

Have you ever wondered how to sell a property quickly? Why some houses on your street sell as soon as an estate agent board goes up and how other houses are on sale for months or even years? This is not a riddle, but has more to do with knowing some of the basics which would help you to sell your home fast. People’s confidence in the housing market fell rapidly, and to its lowest in the past 30 years.

Signs for Project Glimpse - Week 23 by Bandit Queen

If there aren’t enough things to worry about when you want to sell your property , for the past year we have also had to put the credit crunch and its effects into consideration an its effect on quick property buyers

Most people can only buy a home with a mortgage from a bank or similar. At the moment this has become difficult unless you have a huge deposit or even a flawless credit history. Some reports say that home re-possessions by banks are gradually increasing. This could be avoided if one is able to quickly sell their property . One avenue to quick property buyers is through an auction, and possibly even from a list of properties that have been re-possessed. Some buyers are investors, and might offer cash in order to gain a fast, thus avoiding eviction. The balance goes to the seller, and so the bank would receive the money for the mortgage as they would have first charge. It helps if your home is in a top condition too. This is one of the tips to help your property sell faster.

There are some things that some companies might offer to you so you would choose them when deciding to sell quickly; no chain or viewings, no valuation fees, the solicitor fees are paid, all debts may be cleared and no HIPS or estate agent fees.
